Real estate brokers or realtors are persons that will act as intermediary in between the sellers and the buyers of a real property. After the experiences in sales for several years, the salesperson already have the right to decide whether to acquire the license as broker. Brokers have the advantages to own, manage, and operate their own brokerage. Some of the states are allowing college graduates to get the licensed without some experiences but should have completed the courses required.

In some other countries, licensed attorneys are being allowed in becoming brokers if ever they can pass the exam. Even if the brokers license is already obtained, the agent must still need to work with the broker with the same capacity like before. Branch office managers may not need to have the license.

When the contract is signed that contains the sold properties information by the seller, a brokerage will then earn the commission through searching for buyers of properties. The prices can be demanded in higher amounts but to be agreed importantly with sellers. Most of the laws in many places require agents to forward offers to sellers to be reviewed and considered.

Other brokerages represent buyers only. This is referred as the exclusive buyer agent. An advantage when this is used is to avoid any conflicts with then buyer and the seller.
