Tips On How To Choose Your Ranch Real Estate Adirondack Agent

How can you tell if you are working with a professional Realtor to help sell your home? What standard of service should you expect? It seems everyone can share a bad experience they or a friend has had working with a real estate agent. What signs should you look for before hiring a Real Estate Adirondack agent to represent you and the sale of your home?

The first step in choosing the RIGHT realtor is to ask your friends, neighbors, acquaintances and business associates for recommendations. Ask them why they liked the realtor, what kind of service he/she provided, and would they use him/her again? Do not consider recommendations of their relatives -- it is doubtful that you are getting an accurate perspective on the realtor.

Service Level Expectations- The Realtor you consider hiring should first explain your rights as a home seller. A truly professional Realtor will first explain to you that before discussing the sale of your property, you should not reveal any confidential information that could impact future negotiations. For example, you should not share with anyone your time frame for selling until you have signed a contract. It is important that you wholly understand how to protect your most valuable asset during the first phone call or personal meeting with a Realtor so that if you choose not to hire them; you do not compromise future negotiating with any potential buyers that very same Realtor may represent!

The Realtor you consider hiring should be asking you many detailed questions to understand all the details about your home condition, the age of systems and any conditions that must be disclosed by law to potential buyers. They should be familiar with your neighborhood and any pertinent facts that could impact a potential buyer decision. If your Realtor cannot brag about all the wonderful features of your home and the neighborhood, why would you choose them to sell your most valuable asset?

If you only used the recommendations of others, now check the advertising in the newspaper and neighborhood media for the realtors in which you are interested. Do the drive through of your neighborhood to see how many sold signs these realtors have. Make notes of how visible these realtors are and their marketing efforts.

Will the realtor tell you the truth? Make sure to find a realtor that has a reputation for being brutally honest. Often realtors tell their clients just what the client "wants" to hear. Realtors are often afraid of telling the client the brutal, honest truth. The fact is you are hiring a realtor for their expertise, not just to tell you what you want to hear. Let's face it... If you bought a house in ranch in the summer of 2005, you are NOT going to be able to sell it for what you paid for it.

The Realtor you consider hiring should explain to you the National Association of Realtors Code of Ethics and how they will work to represent you with credibility, integrity and fair practices by all local, state and federal laws.

Which Realtors compared apples to apples, and which compared apples to oranges? For buyers, your buying potential (what you can afford to pay for a new home) should be in the same range for all three realtors. If a realtor is much higher or lower than the others, note this. You may even call him/her to inquire about the difference and how they arrived at the amount?
